Home for sale by owner. Prospect must be approved by park before purchase. Home will require a home inspection and home insurance is required once a rental agreement is signed.
This is a family community and all is welcomed to apply.
We look for a credit score of 680+ and run an income, credit & background check.
Your income should be 3 times the rental rate.
If you do not meet our rental criteria, you may ask to have a co-signer apply and/or last moth rent with a higher utility deposit.
Applications are processed in the order they are received. I will only process applications that are next and not mass process. All applications that are in after a the home gets a qualified buyer will be canceled and application fees will be refunded.
General Community Questions:
What utilities are included?
None. You will be billed for water, trash & sewer. The water is sub-metered (you pay for what you use) and we be billed monthly by the Park. Electric and gas is billed directly through the utility company.
Is parking provided?
You are allowed two vehicle's in front of your home if space permits. You are provided one assigned parking space. Additional parking spaces have a monthly fee. Visitor parking is in designated spaces.
Can I have a pet?
Yes, indoor pets are allowed. No animal may be outside unattended. You are allowed up to two animals and must be within the Parks Animal Rules.
Can I sublease?
Subleasing is not allowed. However, if you need to leave your home for a period of 6 months or less, you can have someone tend to your home while you are absent. (You will need to inform management.)
Can I be month to month or can I have a term lease?
You have the option of either. We only offer 24 or 36 month leases.
Will I get an annual rent increase?
Moreno Valley is rent controlled and is no more than 3.8% of the rental rate.
