This unit is NOT for rent or for sale.
*This is for the added occupant(s) of this space to apply. All occupants must be added to the rental agreement after 20 consecutive days or 30 total calendar days in the community. Transfer of rental agreements is not allowed, and existing occupants must apply for and have a new agreement in their name. A copy of the current title must be provided. Sale or transfer of the home to the new resident's name must be completed within 60 days of the new lease. Please contact the manager if you have any questions.
Park Information:
This is a family community, and all are welcome to apply.
We look for a credit score of 680+ and run an income, credit & background check.
Your income should be 3 times the rental rate.
If you do not meet our rental criteria, you may ask to have a co-signer apply and/or last month's rent with a higher utility deposit.
Applications are processed in the order they are received. I will only process applications that are next, not in batches. All applications received after the home is sold to a qualified buyer will be canceled, and application fees will be refunded.
The home will need a home inspection. Certain requirements may need to comply with the Park Rules and MH MRLs.
General Community Questions:
What utilities are included?
None. You will be billed for electric, gas, water, trash & sewer. The electricity is through Edison, and the gas and water are sub-metered (you pay for what you use). You are billed monthly by the Park.
Is parking provided?
You are allowed two vehicles if space permits. There is a carport on this space. Visitor parking is in front of your space if space permits, or in front of the park.
Can I have a pet?
Yes, indoor pets are allowed. No animal may be outside unattended. You are allowed up to two animals and must be within the Parks' Animal Rules.
Can I sublease?
Subleasing is not allowed. However, if you need to leave your home for up to 6 months, you can have someone tend to it while you are away. (You will need to inform management.)
Can I be on a month-to-month lease, or can I have a term lease?
You have the option of either. We only offer 24-month leases.
Will I get an annual rent increase?
Moreno Valley is rent-controlled and has no more than 3% of the rental rate at the time of this listing.
