We look for a credit score 680+ and run an income, credit & background check.
Your income should be three times the rental rate.
If you do not meet our rental criteria, you may ask to have a co-signer apply and/or last month's rent with a higher utility deposit.
Applications are processed in the order they are received. I will only process applications that are next and not mass-processed. All applications received after the home gets a qualified buyer will be canceled, and application fees will be refunded.

What is the occupancy limit?
It is two people per bedroom plus one additional person. (Example: One bedroom maximum occupancy is 3)
What utilities are included with the rent?
None. You will be billed for electric, gas, water, trash, and sewer. The electric, gas, and water are sub-metered (you pay for what you use) and billed monthly by the Park.
Is parking provided?
If space permits, you are allowed two vehicles in front of your home. There is only street parking. Visitor parking is on the South and North side streets. If space permits, the extra vehicle charge is $45.00 per month.
Can I have a pet?
Yes, indoor pets are allowed. No animal may be outside unattended. You are allowed up to two animals and must follow the Park's Animal Rules.
Can I sublease?
Subleasing is not allowed. However, if you need to leave your home for six months or less, you can have someone tend to your home while you are absent. (You will need to inform management.)
Can I be on a month-to-month basis, or can I have a term lease?
You have the option of either. We only offer 12 or 24-month leases.
Will I get an annual rent increase?
Moreno Valley is rent-controlled and is no more than 3% of the rental rate.
